Yes, we do. Fort Lauderdale sits close enough that we walk each site ourselves through demolition, construction, and installation, rather than managing any of it from a desk.

Yes. Nearly every tower here wants drawings and specifications in hand before it will approve a renovation, then sets work hours, elevator reservations, insurance minimums, and sound-attenuation standards once the job begins. Our schedules treat that review as a deliverable with a date on it, and your contractor is brought in early enough that the package goes up complete the first time. Older buildings carry their own limits around plumbing risers, electrical capacity, and venting. Those are much better discovered in design than behind a wall on the second week of demolition.

That is a common arrangement here, and the process is built for it. Selections are presented in consolidated rounds so decisions are not scattered across months of email, and site progress is documented as it happens. Custom pieces are ordered early against the construction calendar so nothing waits on a lead time we could have anticipated. Most clients return to a residence that is installed and styled rather than to a punch list.

We take on a limited number of commercial, hospitality, and community commissions, specifically the ones where a full-service process is worth what it costs. The clearest illustration sits a short way up the coast. This studio designed the sanctuary and interiors at The Shul on Collins Avenue in Surfside, in bronze, stone, and joinery drawn here before any of it was built. A retail space, a restaurant, or a room built for a community receives the same treatment, at the same depth of drawing, as a private residence.

One kitchen sits nowhere near a full-residence renovation or a set of new construction interiors, so pricing is worked out per project once we have talked through what you actually want. Projects driven mostly by furnishings tend to land between four and eight months, concept through installed rooms. Anything involving construction moves at the construction schedule instead, commonly a year to two years, with additional time where an association has to sign off and more again where a historic exterior pulls city review into the picture. The long poles are the made-to-order pieces, so those go on order early and the residence is revealed complete rather than filling up in stages.

Anything made to order, whether that is cabinetry, a freestanding piece, or a light fitting, is drawn and engineered inside this studio, then handed to fabrication shops around South Florida that we have worked alongside for a very long time. Miami Beach adds one practical constraint worth designing around from the start: whatever we make has to physically reach the residence, through a service elevator, up a stair turn, or down a narrow street off the causeway. Access gets solved while the piece is still on paper, so it is built in sections where it has to be and still reads as a single object once it is standing in the room.

Because on this island the building decides first. We read the envelope, the ocean and bay exposures, and what the association permits before any palette exists. Every piece of joinery is drawn in this studio, and the team that starts your Miami Beach project is the team that installs it.

Miami Beach is not one place, and a luxury interior design firm that treats it as one will get it wrong. South Beach is a Deco district where the buildings were finished before open plans existed, Mid-Beach runs to towers with the Atlantic filling every window, and North Beach holds MiMo blocks that have been quietly undervalued for decades. Our residential interior design starts by reading which of those a property belongs to, because the ceiling height, the window openings, and what the floor is already made of decide far more about the finished rooms than any palette selected in advance.

Off the causeways the island changes character completely. The Venetian and Sunset Islands, La Gorce, and the Star, Palm, and Hibiscus group are single-family streets where houses sit high for flood elevation, neighbors are close, and the water is on at least one side. There we work from the lot outward, letting the orientation decide where the living happens and how the ground floor meets the garden, then warm the clean coastal forms with stone, timber, and textiles that have some weight to them. What we are after is a residence that belongs to its address without reaching for the obvious coastal gestures.

An address on this island usually carries two exposures, the Atlantic to the east and the bay to the west, and they behave nothing alike. Ocean light is hard and direct early. Bay light is soft and arrives late. Treat them as one condition and you end up with a bright half of a residence and a dim half. So the layout is set to put both of them to work across the day, and every material is chosen on the assumption that strong sun and salt air will test it, because on a barrier island they will.
